The Process

From first look to front door

Every step explained, every question answered, every deadline managed. Here is what to expect when we work together.

1

Get Pre-Approved

Before we start looking at homes, I help you understand the pre-approval process. This gives you a clear picture of what you can afford and strengthens your offer.

2

Define Your Search

We talk about your needs, your must-haves, and your lifestyle. Whether it is Estacada, Sandy, or the surrounding areas, I know these communities inside and out.

3

Tour Homes Together

I will arrange showings and help you evaluate each property. My experience with rural properties and large parcels means I can spot things others might miss.

4

Make an Offer

When you find the right home, I will guide you through crafting a competitive offer and negotiating the best terms. 20+ years of experience matters here.

5

Inspections & Due Diligence

This is where many buyers get overwhelmed. I walk you through every inspection report, every contingency, and every deadline so nothing falls through the cracks.

6

Closing Day

I will be right there with you at closing. After all the paperwork is signed, I hand you the keys to your new home. It never gets old.

Common Questions

Questions people ask before calling

How do buyer broker agreements work and do I have to sign one?
A buyer broker agreement is a contract between you and your agent that outlines the services I will provide and how I am compensated. As of August 2024, new rules require a written agreement before an agent can show you homes. It protects you by clearly defining what I owe you, including my fiduciary duty to act in your best interest. I will walk you through every clause so you know exactly what you are agreeing to. There is no pressure and no surprises.
How much should I budget for home inspections?
A standard home inspection typically costs between $300 and $500, depending on the size and age of the home. Additional specialized inspections like radon testing, septic inspection, or well water testing may add another $150 to $400 each. For rural properties, I always recommend budgeting for the full suite of inspections. I can help you understand what is essential versus optional for your specific situation. Read more in our home inspection budget guide.
What if I am overwhelmed by all the paperwork?
This is one of the most common things I hear from clients. There is a lot of paperwork, from the lender documents to the purchase agreement, disclosures, and closing documents. My job is to translate all of that into plain language and make sure you understand every page before you sign it. You will never feel rushed or confused.
I am relocating to a small town. How do I even start?
Relocating to a small town like Estacada or Sandy is exciting but comes with unique considerations: well water vs. municipal water, septic vs. sewer, larger lots, different zoning, and sometimes longer commute times. I specialize in helping people relocate in and out of small towns and can help you understand what to expect.
