Welcome to this week's market snapshot for Estacada and Sandy, Oregon. We are right in the middle of September now, and the fall market is settling in. If you have been following along, you know I like to keep things straightforward and practical, so here is what the latest data is telling us and what it could mean for your next move.
Estacada Market Overview
Estacada continues to read as a balanced, patient market. Median home values in the 97023 area are running roughly $505,000 to $547,000 depending on the data source. PropertyIQ shows a median home value around $547,000, up about 1.1 percent year-over-year, while Redfin's median sale price sits closer to $505,000. RealtyTrac lists a median sales price around $532,000. That spread is perfectly normal when different trackers count sales a little differently, and it tells me we are in a stable market where neither side holds runaway leverage.
Inventory looks healthy, though the reported counts vary by source. RealtyTrac currently tallies roughly 300 homes for sale across the 97023 area, a figure that can include a wider range of property types and statuses. Homes span everything from modest entry points and fixer-uppers up to larger rural parcels, which is what makes Estacada special: it genuinely serves many kinds of buyers, from first-timers to families to folks looking for acreage and privacy.
Days on market are the biggest area where sources disagree right now. PropertyIQ pegs the median closer to 63 days, while Redfin's more recent ZIP-level reading shows homes taking around 105 days before going under contract. That wide range tells me two things: pricing and condition matter more than ever, and homes priced in line with recent comparable sales that show well still move on the quicker end. The takeaway is the same as it has been all year: realistic pricing is what separates a home that sells from one that waits.
Sandy Market Overview
Sandy continues to show a little more momentum than Estacada. Redfin reports a median sale price in 97055 around $550,000, up about 0.9 percent year-over-year, with average sale prices closer to $620,000. RealtyTrac's more recent July reading shows a median sold price around $594,800 with a median listing price near $539,000, so the overall picture stays consistent across sources: well-priced homes are still drawing real interest in Sandy.
Inventory in Sandy has grown noticeably. RealtyTrac shows roughly 508 homes for sale in the 97055 area, up around 85 percent year-over-year, with about 448 homes currently listed. That is a real jump in choice for buyers compared with a year ago, and it is worth paying attention to. More inventory does not mean prices are falling, but it does mean shoppers have more options and sellers face a little more competition.
Homes in Sandy are spending about 56 days on market at the median, with about one offer on average per listing, per Redfin. Sandy keeps its strength for the same reasons it always has: it is the commercial anchor of east Clackamas County, home to SandyNet gigabit internet, and the gateway community to Mount Hood. Those qualities keep attracting remote workers, families, and outdoor lovers alike.
Mortgage Rate Check
As of this week, the average 30-year fixed mortgage rate is about 6.76 percent nationally. Freddie Mac's Primary Mortgage Market Survey reported 6.76 percent for the week ending September 10, up from 6.71 percent the prior week and up from 6.35 percent a year ago. The 15-year fixed-rate mortgage averaged 6.09 percent in the same survey. Rates have been drifting gently upward after trending down through much of this year.
What does that mean for you? Rates ticked up a bit from a year ago, so the cost of borrowing is a little higher than it was last fall. If you find the right home at the right price, locking in a rate today and refinancing later if rates ease is a strategy worth talking over with your lender. I am not a mortgage advisor, but I have watched this pattern play out many times across my career, and it is one of the more common paths buyers take.
Statewide Context: Oregon Market Trends
Zooming out, Oregon's statewide market is sitting in a balanced place. HomeStats' most recent report (for August 2026) shows a statewide median sale price around $525,500, up about 10.3 percent year-over-year, with roughly 15,000 active listings and about 28 median days on market. Recent 2026 statewide reports put months of supply around 3 to 3.5, which is a healthy, balanced range that neither strongly favors buyers nor sellers.
Estacada runs a little slower than the statewide average, and Sandy sits closer to it, which is typical for communities farther from Portland's core. The trade-off is worth remembering: you get more space, more land, and more of that small-town quality of life for your money out here.
What This Means for Buyers
If you are looking in Estacada, this is a wonderful time to take a thorough, unhurried approach. With a balanced market and homes across price ranges, you have room to compare properties, drive the neighborhoods, and really feel out what fits your life. I always remind buyers, especially first-time buyers, that a home is about far more than the monthly payment. It is about whether it works for your life today and for the next several years. Take the time for inspections, review the disclosures, and ask every question that comes to mind. There is no rush.
In Sandy, more choices mean more options, and that is a good thing. The jump in inventory means you can afford to be selective and compare several homes side by side. Being prepared is still the smart play: get pre-approved, know what you are looking for, and be ready to act when the right home comes along. But readiness does not mean recklessness. You still have time for due diligence, inspections, title review, and neighborhood research. I will walk you through each step so nothing gets overlooked.
What This Means for Sellers
For sellers in Estacada, pricing is everything, and this week's data backs that up. With days on market trending longer in some reports, buyers have options right now, and the home that sells in a reasonable timeframe is almost always the one priced in line with what comparable homes have actually sold for, not what someone hopes to get. An overpriced home tends to sit, then takes reductions, and ends up selling for less than it would have if it had been priced right from day one. Let us avoid that cycle and get it right the first time.
In Sandy, sellers face more competition from other listings than they did a year ago, with inventory up substantially. Realistic pricing and strong presentation matter more now. The same principles apply as in Estacada: realistic pricing, good condition, and clean presentation make the difference between a home that sells in a reasonable timeframe and one that lingers. Focus on curb appeal, take care of the big maintenance items, and present a fresh, decluttered space. Those small signals tell buyers the home has been well cared for.
If your home has been on the market for a while without solid showing activity or an offer, it is worth sitting down for a candid conversation about price, condition, and marketing approach. I am always happy to give you my honest read on the situation.
The Bottom Line
Estacada and Sandy remain two of the most appealing communities in the Portland region, each with its own character and rhythm. Estacada offers more space, more room to breathe, and a patient market for buyers. Sandy offers steady demand, a growing number of choices, and the conveniences of a gateway community at the base of Mount Hood. Both put you close to rivers, trails, forests, and a pace of life that is hard to find closer to the city.
