By Lisa Hinkle, Realtor · · 4 min read

Welcome to this week's market snapshot for Estacada and Sandy, Oregon. Whether you are considering a move, preparing to list your home, or just keeping an eye on the market, here is what you need to know about current conditions in our communities.

Estacada Market Overview

Estacada's market has been cooling over the past year as more inventory becomes available and homes take a bit longer to sell. As of late July 2026, the median home price in Estacada was around $500,000, which represents a decline of roughly 7 to 8 percent compared to the same time last year. Some sources place the median closer to the mid $550,000s depending on the mix of homes that sold recently, but the overall trend is a gentle downward shift from the peak we saw a couple of years ago.

There are roughly 93 homes listed for sale in Estacada right now. That is a healthy amount of inventory. Homes are sitting on the market an average of 78 to 103 days, which is slower than the national average of about 58 days. Properties are receiving around one offer on average, so the frantic multiple-offer situation we saw in 2021 and 2022 has definitely calmed down. I would describe the Estacada market as neutral right now, leaning slightly in favor of buyers.

On a positive note, the median price per square foot has ticked up about 3 percent year over year to around $270. That tells me home values are not collapsing, they are just stabilizing at a more sustainable level.

Sandy Market Overview

Sandy's market is showing a mixed picture. The median sale price is approximately $542,000 to $550,000, which is up slightly from last year depending on which estimates you look at. The median listing price on the market right now sits around $589,000, suggesting sellers are pricing optimistically while buyers are negotiating to the sale price.

Inventory levels in the 97055 ZIP code have grown. There are roughly 53 single-family homes actively listed, which is a meaningful increase compared to previous years. The average days on market has been running between 56 and 76 days. It is a somewhat competitive market, scoring about 65 out of 100 on competitiveness, with homes receiving one offer on average.

Over the past 12 months, about 310 properties have sold in the 97055 area. That tells me there is steady activity, even if the pace has slowed from the peak. The median price per square foot in Sandy ranges from $265 to $277, close to what we are seeing in Estacada.

What Does This Mean for Buyers?

If you are looking to buy in Estacada or Sandy, this is a good time to take a thoughtful approach. With more homes on the market and less competition, you have room to be patient. You can take your time researching neighborhoods, comparing properties, and making sure the numbers work for your budget.

I recommend getting pre-approved before you start looking seriously. That way, when you find the right home, you can move forward with confidence. And with homes sitting on the market a bit longer, you may have some room to negotiate on price, closing costs, or repairs. Let me help with that.

For buyers looking at rural properties with acreage, well water, or septic systems, remember to budget for the specialized inspections. Those are particularly important out here, and I can walk you through exactly what to expect.

What Does This Mean for Sellers?

For sellers, the key takeaway is that pricing and presentation matter more now than they did a couple of years ago. When homes were selling in days with multiple offers, pricing was almost secondary. Today, the right price from day one makes all the difference.

I recommend working with an agent who understands the local market and can help you price your home based on real comparable sales, not wishful thinking. A well-priced home in good condition will still sell. It just may take a month or two instead of a week. And that is okay, selling a home is a significant decision and it deserves the right planning.

If your home sits for more than 60 days without offers, it is usually a sign to revisit the price or consider some targeted updates. I have helped many sellers through this process and I am happy to share what is working right now.

The Big Picture

Both Estacada and Sandy are moving toward more balanced market conditions. That is healthy. A balanced market means buyers have time to make informed decisions and sellers still get fair value for their homes. The frantic energy of the pandemic boom is behind us, and what we have now is a market that rewards patience, research, and good guidance.
